The EMEA Transaction Management team is responsible for developing property strategy and overseeing the execution of transactions across EMEA for either one large, dedicated client or a number of clients with smaller transaction requirements. This opportunity is for a major e-commerce and logistics operator who is currently undertaking a very significant expansion programme across EMEA. The role will also be focussed on providing financial analysis and Business Case summary for potential commercial real estate lease transactions related to CBRE"s Master Services Agreement with a Global Technology Company in Europe.
Previous real estate transaction experience and language proficiency other than English and Polish would be an advantage.
Responsibilities:
- Project initiation and business case development. Particularly related to the drafting White Papers (Business Cases) recommending sites for acquisition based on pre-qualification criteria, and developers for partnering with to deliver required buildings based on RFP and development appraisal summaries
- Coordination of field resources and other stakeholders in the execution of lease renewals, new site acquisitions, disposal of surplus space by way of assignment, subletting, surrender or sale in the case of owned assets. Particularly related to site acquisitions of both existing buildings and Build to Suit opportunities (with the latter leading to engagement of the end to end development process)
- Maintain strong relationships with Alliance Directors/Account Leads, field brokers and internal CBRE teams to facilitate transactions
- Track and pursue broker outputs - collation of comparable evidence, preparation of Requests for Proposals (RFPs), letters of intent, broker's opinions of value and development appraisals
- Develop and enhancing client relationships by the achievement of client"s Key Performance Indictors (KPIs), regular client meetings, use of market knowledge / best practice sharing, and demonstrating value add (using various measures including fee to value ratios)
- Operate within CBRE's and the client's behavioural and procedural guidelines, including the use of systems e.g. TransAct. Promote an ethical and "client first" approach
- Utilize the Global Technology Company's proprietary Excel model to accurately reflect the Cash and US GAAP implications of transactions under consideration throughout EMEA
- Read, review, and abstract the economic terms in leases and expense reconciliations
- Write and verbally present financial analysis assumptions and conclusions in a concise, confident and clear manner to both CBRE professionals and Client decision-makers
- Regular client facing reporting to demonstrate transaction progres
- Owns and manages specific client relationships, manages people and handles contractual issues, handles all but the most sensitive issues with the client or third parties
- Enjoys detailed understanding of the contractual frameworks; contributes to negotiations. Develops plans to drive implementation of client strategy. Can lead a client meeting and is capable of conflict resolution
- Provides value add to clients by really understanding client needs and identifying solutions which provide additional revenue
- Assists in the process of developing account and client budget/plans, contributes to the development of client/ service line strategies and plans
- Plans work and team resources to best meet client priorities, deliver operational performance and maximise profitability
- High level awareness of property finance in order to escalate issues. Able to undertake P&L and cash flow comparisons
- Experience with US GAAP accounting concepts is required
- Experience with financial modelling in Excel is strongly preferred
- Demonstrates understanding of general commercial office leasing concepts
- Close attention to detail and strong organizational skills; ability to multi-task in order to meet client deadlines
- Good interpersonal skills and ability to quickly form professional relationships with colleagues and clients at all levels of seniority
- Candidates with 2-5 years of work experience in real estate and/or accounting will be considered
- Previous transactional and/or real estate experience is desirable
- Proven client facing experience

- Strong analytical skills, financial/math skills and a keen sense of numbers and financial concepts
- Bachelor"s degree (BA/BS) in Real Estate, Finance, Accounting, or Economics from a four-year College or University. A 3.5 GPA or higher is preferred but not required
- Proven capability in delivering Real Estate practices (preferred)
- Candidates with recognized real estate qualification will have distinct advantage
