The EMEA Transaction Management team is responsible for developing property strategy and overseeing the execution of transactions for either one large, dedicated client or a number of clients with smaller transaction requirements.
This role will provide financial analysis and modelling for potential commercial real estate lease transactions with a portfolio consisting of 300+ locations.
The financial part of the role will be mainly focused on building business cases/ high-level financial analysis/modelling for the client to support their real estate strategy. The account support role will be focussed on improving account efficiency and client reporting. It will encompass, producing reports on project activity, leading regional work-in-progress reports, account governance and compliance, KPI tracking and process management, project set-up and invoicing, as well as account reporting and administration.
Financial Analysis
- Utilize the Global Technology Company"s proprietary Excel model to accurately reflect the Cash and US GAAP implications of transactions under consideration throughout EMEA
- Read, review, and abstract the economic terms in leases and expense reconciliations
- Write and verbally present financial analysis assumptions and conclusions, business cases, recommendations in a concise, confident and clear manner to both CBRE professionals and Client decision-makers
- Report to the client and demonstrate business case progress
Transaction Support
- Manage all transaction and account project reporting
- Update TransAct with all the account activity; keep it accurate and updated
- Produce and maintain TM Playbooks, processes and role mapping
- Attend WIP (Work in Progress) calls conducted between the transaction managers, clients and brokers and support the team by distributing meeting notes
- Support Framework Agreement governance, compliance and contract measurement (savings tracker & KPIs)
- Manage account invoicing process - work with brokers and project managers to confirm invoicing arrangements, requesting invoices and tracking payment, liaise with Finance departments for resolution if issues
- Work with Account Manager in Edinburgh to help support account management functions
- Lead smaller transactions from initiation to close-out, if required
- Strong analytical skills, financial/math skills and a keen sense of numbers and financial concepts
- Desirable, previous real estate experience (candidates with recognised real estate qualification will have distinct advantage)
- High level awareness of property finance in order to escalate issues
- Experience with financial modelling in Excel (strongly preferred). Ability to undertake P&L and cash flow comparisons
- Experience with US GAAP accounting concepts
- Strong IT skills (Microsoft Office)
- Good interpersonal skills and ability to quickly form professional relationships with colleagues and clients at all levels of seniority
- Close attention to detail and strong organizational skills; ability to multi-task in order to meet client deadlines
- Ability to provide value add to clients by really understanding client needs and identifying solutions which provide additional revenue
- Ability to manage specific client relationships, handle contractual and other sensitive issues with the client or third parties
- Understanding of general commercial office leasing concepts and contractual frameworks
- Ability to contribute to negotiations and develop plans to drive implementation of client strategy
